These are the primary sources for accessory dwelling unit regulations in Reno: the city's own zoning code, planning department pages, and permit guides. Start here before talking to anyone: the rules below are what your permit reviewer will apply.

Detached (backyard) ADU
Allowed

ADUs may be located in a detached accessory structure; allowed as an accessory use (A) in every residential zoning district (LLR, SF, MF), most urban districts, and the UT districts per Table 3-1. Adopted by Ord. 6727 on Oct. 8, 2025 after years of Reno councils declining to allow ADUs.

Allowed

ADUs may be attached to and integrated with the principal single-family structure. Attached ADUs must meet single-family design standards, follow the detached-ADU area maxima in Tables 3-6 and 3-7, and their front door may not be visible from the street the principal home's front door faces.

There is no single citywide ADU square-footage cap; the detached accessory structure dimensional tables govern. Exact column spans in Table 3-7 (which of SF-5/SF-8/SF-11/MF-14 take the 1,200 sq ft cell versus MF-21/MF-30 at 2,400 sq ft) render ambiguously in both Municode and the PDF; the SF-3 and LLR values are explicit.

Table 3-1 designates the ADU with an A (accessory use permitted) in eligible districts, so an ADU meeting the 18.03.405(a) standards is allowed by right with a building permit; no conditional use permit or public hearing is required.

Rental restrictions
None in the ADU standards: 18.03.405(a) imposes no minimum lease term and no short-term rental ban for ADUs

AB 396 lets cities bar ADUs from use as transient lodging, but Reno's adopted ADU standards contain no such prohibition; council coverage of the Oct. 8, 2025 adoption reported an explicit decision not to restrict short-term rental use in this ordinance. Citywide rental and lodging rules elsewhere in the municipal code still apply.

The fine print: 7 caveats that can change the picture
  • Minimum lot size of 5,000 sq ft for any ADU (RMC 18.03.405(a)(5))
  • One ADU maximum per lot, and the ADU may not exceed the height of the existing primary residence (RMC 18.03.405(a)(3), (a)(4))
  • ADUs must meet the principal structure's setback requirements, and detached ADUs must be architecturally compatible with the principal home (materials, features, roof pitch) and subordinate in size, location, and appearance (RMC 18.03.405(a)(8), (a)(10))
  • The ADU allowance does not override private covenants or CC&Rs (RMC 18.03.405(a)(6) via 18.01.305)
  • ADUs are not allowed in the commercial and industrial districts left blank in Table 3-1 (GC, NC, I, IC, ME, MA), and are expressly prohibited in the Country Club Acres Neighborhood Plan overlay (RMC 18.02.603)
  • Guest quarters and caretaker quarters remain separate accessory uses that may not contain independent kitchens and may not serve as ADUs
  • Source integrity: Municode's current supplement (Supp. 5 Update 1, posted March 2026) omits the ADU table row and 18.03.405(a) entirely; use the city's own Title 18 PDF or Municode's Supp. 4 until the error is corrected
