The fine print: 7 caveats that can change the picture
  • Only one ADU is permitted per parcel (Sec. 107-21.2).
  • ADU provisions do not supersede deed restrictions within residential communities; HOA or deed covenants can still bar an ADU (Sec. 107-21.1).
  • The ADU must match the principal dwelling's architecture: roof pitch, siding, and window proportions must be identical (Sec. 107-21.4(A)).
  • The ADU must connect to the principal dwelling's city water and sewer; no separate metered utility connection is permitted (Sec. 107-21.6).
  • Total ADU occupancy must comply with building code occupancy standards and in no circumstances exceed three individuals, two of whom must be of immediate family relation (Sec. 107-21.5(A)).
  • ADUs are expressly exempt from the city's parkland impact fee (Sec. 104-26.2).
